Located in Macquarie Park, one of Sydney’s fastest growing business hubs, 11 Talavera Road is comprised of three A-Grade office buildings that offer over 35 000m2 of diverse office space solutions. Abundant onsite amenities include cafes, a restaurant, gyms, and a childcare centre, and the project’s sustainability credentials encompass a 5-Star NABERS Energy rating and 4-Star NABERS Water Rating.

In operation since June 2002, 11 Talavera Road recently underwent a major overhaul of its HVAC systems, drawing from the combined expertise of Daikin and BMG Air Conditioning.

Challenges

The client brief required the replacement of all six chillers across the property’s three buildings, amounting to a total capacity of 6000kW. As the property remained fully operational during the HVAC upgrades, the major challenge encountered by Daikin and BMG Air Conditioning was replacing all the units without any downtime of the existing air conditioning during normal business operation hours. The project also necessitated careful redesign of the existing pipework to suit the new chillers, in addition to requiring robust heating and cooling systems capable of withstanding the demands of the high-traffic commercial environment.

Solution

To address the project’s unique needs, Daikin worked closely with BMG Air Conditioning at the design, specification, and installation stages. Daikin products supplied in accordance with BMG’s design included 2x EWAD980CZ-XR Air Cooled Inverter Screw Chillers located within Building A, 2x EWADC10CZ-XL Air Cooled Inverter Screw Chillers within Building B and 2x EWAD790CZ-XL Air Cooled Inverter Screw Chillers in Building C. These chillers were selected due to their exceptional full load and part load energy efficiency, required to meet the 5-Star NABERS Energy rating. In addition, the single screw compressor design offers minimum vibration, superior acoustic performance and maximum reliability.

Throughout the project, Daikin and BMG Air Conditioning collaborated to coordinate logistics and ensure smooth, efficient project delivery. “There were no issues whatsoever,” said Matt Goodchild, Director of BMG Air Conditioning, “The project was delivered without any downtime to the conditions of all three buildings, and the whole project was a major success.”
